In our experience, most Realtors aren’t very familiar with vacant land transactions and can sometimes slow things down. Because many of these properties are priced affordably, traditional commissions usually don’t apply, which is why most Realtors avoid this type of deal.

  • No, hiring an attorney isn’t necessary. However, if you’d like legal guidance, you’re welcome to consult one — just know you’d be responsible for covering their costs.

  • It’s simple: just reach out to us. If we agree on terms, we’ll prepare the paperwork and send it to you to get the process moving.

  • We’re consistently sourcing and listing new land. Properties tend to sell quickly, so check back often or join our VIP Buyers List to stay updated.

  • Yes, we typically charge a one-time document fee. This helps cover costs like recording, legal paperwork, and processing.

  • There’s no lengthy application process. As long as you can cover the down payment and document fee, you qualify for owner financing.

  • Property taxes are usually very low. While you’re making payments, we’ll take care of the taxes and simply add the monthly prorated amount to your payment.

  • Generally yes, but only after the property is fully paid off.

  • It depends on the state and county:

    Arizona properties: Camping or staying in an RV is allowed for short periods (up to 30 days). Longer stays require a septic system and permits, which usually means paying off the property first.

    Florida properties: RV use is typically only allowed during construction. Mobile homes are not permitted. Modular homes are generally acceptable, but you should confirm specifics with the county.

  • Each property has its own zoning and restrictions. We provide basic details in our listings, but we always recommend contacting the county directly before buying to confirm what’s allowed. Permanent construction generally requires the property to be paid off first.

  • Some parcels have access to power, water, or sewer, while others are more off-grid and may require solar, wells, propane, or septic. We’ll share what information we have and point you toward local utility providers.

  • You’ll typically have 35 days to catch up, with a late fee. After that, we’ll send a notice giving you another 30 days before foreclosure proceedings start. Altogether, you’ll have 65 days to bring the account current.

  • Most of the time, no. Since we focus on raw land, surveys and soil tests are the buyer’s responsibility. Occasionally we may have past records, but we recommend buyers arrange their own.

  • Yes! Through our payment portal (GeekPay), you’ll have access to your account at all times, where you can make extra payments, view your balance, or update your info.

  • Once your balance is paid in full, we’ll prepare and record a deed in your name. From there, the property is fully yours and you can apply for permits or move forward with any county-approved plans.

  • We use a mix of direct mail, online marketing, and outreach to landowners to consistently acquire new land opportunities.

  • Absolutely. We’ll provide GPS coordinates so you can check out the property in person at your convenience.

  • Owner-financed properties are priced as listed and not negotiable. If you’re paying cash, however, we’re open to considering offers.

  • If your land is scheduled for a tax deed auction, we may be able to step in and help before it reaches that stage. Often, we can either purchase the property directly or explore options that prevent you from losing it at auction. If you’re in this situation, reach out to us as soon as possible so we can review your options together.

  • Once you’ve chosen a property, just contact us or go to the listing page to pay the down payment and document fee. From there, we’ll reach out to finalize everything.
